Located on the corner of Bishopsgate and Primrose Street in the

heart of London's financial district, this refurbishment reimagines

a 1989 commercial office building to create a more welcoming and

functional space for a new generation of tenants. 

By enhancing the arrival experience, improving amenities, and introducing contemporary design elements, we've transformed 199 Bishopsgate into a building that better connects with its surroundings while respecting its corporate heritage. The refurbishment demonstrates our approach of retaining and upgrading rather than demolishing, creating spaces that are both efficient and inspiring.

We've taken a bold approach to the office floors, removing the typical suspended metal tile ceiling and plasterboard margins in favour of contemporary mesh rafts with linear lights. This semi- exposed ceiling creates a more spacious, authentic environment that celebrates rather than conceals the building's structure. Soffits and services in the ceiling void have been sprayed black, creating a sophisticated backdrop that recedes visually. The raised access floor has been carefully refurbished while maintaining the existing depths, ensuring no reduction in usable height within the floorplates.

The lift lobby and cores have been thoughtfully reconsidered with the same attention to materiality and experience. Oak end grain timber flooring with concrete tile borders replaces the dominating Travertine, while walls treated with limewash paint introduce subtle texture and depth.
