Our work on this constrained, former light-industrial site involves the conversion of a 1920s warehouse into a series of studio spaces arranged across three floors.

Designed to appeal to progressive small-medium enterprises that seek spaces that promote collaboration, accessibility and space, the office space is arranged over three levels, with a large mezzanine utilising the height afforded by the warehouse space. Upon entering internally, a triple-height reception space is arranged beneath exposed industrial beams and services with suspended LED lighting.

Existing brickwork is retained and left exposed, whilst new full-height crittall-style glazing allows light to penetrate deep into the warehouse building, whilst a new two-storey extension clad in corten steel is accessed through a walkway that connects the two buildings, framing a central, landscaped courtyard that serves as an anteroom for the scheme.

In the courtyard, we have introduced new paving and raised planters alongside new trees and planting. Temporary seating is provided for use to allow the courtyard to serve as a break-out space for the building’s users during summer or for evening events.
