Observing that the role of the Canal has evolved from a form of a transport to a lively destination in its own right, this new-build residential development embraces the Canalside with two interlocking forms of stepped heights that reach an apex on the corner of the site.

WME8 and Canal Place comprise a mix of 40 residential and six commercial units fronting onto the Regents Canal and opposite the distinctive Bethnal Green gasholders. The scheme increases the mix of residential and commercial uses along Andrews Road to create a desirable place to live and work in an evolving part of east London.

Six commercial units across the basement, ground and first floors – collectively known as Canal Place – provide 31,418 sq ft of workspaces that are designed to appeal to micro and small businesses. 40 new homes – in a block known as WME8 – are comprised of eight one-bedroom, twenty-two two-bedroom and ten three-bedroom apartments occupying levels two to six.

For the forty residential units, we carefully considered their location to increase privacy and access to natural daylight, with a central green roof enhancing the visual aspects and amenity value for residents and access to a large communal terrace deck at the rear allowing for 85% of units to be dual aspect, whilst enhancing privacy between facing units.

"In our design approach we really wanted to build upon the Canal as a destination in its own right, so the building is formed of two connected forms which reach a seven-storey apex on the corner of the site to emphasise Watermark’s prominent corner location and maximise residential views across Regents Canal. We also placed large double-height commercial units at ground level that look out onto the Canal."
